History and character

Mestia, formerly Seti, was for centuries the cultural and religious centre of Svaneti and became an urban-type settlement in 1968. The Mongols never reached Svaneti, which stayed an independent principality until Russia effectively ended its autonomy in 1857. In 1987 avalanches killed at least 80 people.

Svan tower houses were built mainly in the 9th-12th centuries. Upper Svaneti, including Ushguli (about 2,100 m, 228 residents in 2014), was inscribed on the UNESCO World Heritage list under criteria iv and v.

What to see

The main sights are in town and the nearby valleys.

• The Svan towers of Mestia — about 45 defensive structures roughly 24 m tall.
• The Svaneti Museum of History and Ethnography — icons, manuscripts and part of the treasury.
• The Mikheil Khergiani Museum, honouring the climber (1932-1969) known as the Mountain Lion.
• Medieval churches: Matskhvari, the Archangels in Seti, Pusti.
• Ushguli — the Mestia-Ushguli trek usually takes four days, and the road can close in winter; snow lies there about six months.

Life and economy

Life rests on tourism: the summer season runs July to late September, the winter one from late December to the end of April. We found no official visitor counts. Queen Tamar Airport has operated since December 2010 and handled 10,217 passengers in 2023; georgia.travel lists flights from Natakhtari five days a week and from Kutaisi on Wednesdays. The municipality grew from 9,316 to 9,979 between 2014 and 2024.

The housing market: what is known and what is not

• the slope's avalanche danger and winter access;
• heating, water and build times in the highlands;
