Shows whether the rent covers the mortgage payment, and your real return on the cash you actually put in — not on the full property price.
Cash flow is rent minus the mortgage payment minus other expenses; a negative number means the property costs you money every month beyond the rent it brings in. Return on cash invested is calculated on the down payment only, not the full price — that's the effect of using a mortgage (leverage).
