Mortgage & Rental Yield Calculator

Two calculations in one place: what you'd pay monthly on a mortgage, and what yield a rental actually delivers at a given price and rent. Plug in your own numbers — you can pull benchmarks from the city pages.

Mortgage Calculator

monthly payment
loan amount
total interest over the term

Rates for non-residents are usually higher and depend on the specific bank — 10% here is a benchmark for the calculation, not an offer. More on the terms: mortgages for non-residents.

Rental Yield Calculator

gross annual yield
net annual yield

Gross yield is annual rent divided by the property's price, before expenses. Net subtracts the property tax, management company fee, and vacancy periods. Yield benchmarks for specific cities are on the city comparison page.

Mortgage + Rental Combined

Shows whether the rent covers the mortgage payment, and your real return on the cash you actually put in — not on the full property price.

monthly mortgage payment
net monthly cash flow
return on cash invested, annual

Cash flow is rent minus the mortgage payment minus other expenses; a negative number means the property costs you money every month beyond the rent it brings in. Return on cash invested is calculated on the down payment only, not the full price — that's the effect of using a mortgage (leverage).

How to Use These Numbers

All three calculators update instantly as you type — nothing is sent anywhere, all calculations happen right in your browser. These are indicative figures for comparing scenarios against each other (say, Tbilisi versus Batumi, or different down payment sizes), not a finished bank offer or a guarantee of any specific property's yield.
