History and character
Plans for the area date to the 1930s; the decision came in the 1970s. Building began in 1985 on former state-farm vegetable land. The plan called for seven residential districts for about 250,000 people, but after the USSR collapsed only the first and part of the second were built.
From the 2000s the rest was built up without a plan. The massif has four microdistricts. Sources differ on its administrative placement: Wikipedia lists it under both Saburtalo and Didube.
What to see
A residential massif, not a tourist zone; a few landmarks stand out.
- David Aghmashenebeli Alley — the main road beside the massif, with a tram line planned along it.
- A square in the 2nd–3rd microdistricts: in September 2021 the mayor announced one of about 1 ha near the so-called circle. Check on site whether it was built.
- The tram project: in August 2025 City Hall announced a tender for a 7.5 km line with 11 stops to Didube metro.
Life and transport
We found no metro station in the massif. The planned tram would link the 3rd–4th microdistricts with Didube metro. We saw no confirmation of a signed contract, so treat timing as unknown. State schools No. 186, 192 and 211 operate here.
Housing market: what is known and what is not
This site uses a benchmark of $1,100–1,150 per m² and ranks the district second by sales (732 in April). TBC Capital’s November 2025 data put it first in Tbilisi: 949 of 3,627 sales, about 26% by our calculation. The ranking shifts monthly. We found no separate official price statistics (Geostat reports by administrative district), nor data on resale prices or rental yields.
- Ask the agent for sales in the specific microdistrict and building, not averages.
- Check parking, schools and roads around the building: part of the massif grew without a plan.
