Installments vs Discount
The calculator does not convert currencies: enter every amount in one currency and pick it for the label.
Enter the discount and installment terms from the contract or price list. There is no single public markup figure in Georgia, so ask the developer for both prices in writing. What to check in the contract: buying a new build, developer checklist.
How it is calculated
The cash price is the installment price minus the discount. In installments you pay the down payment and split the rest equally over all months.
The hidden rate is the annual rate at which the installment payments equal the cash price minus the down payment. If the installments carry no markup, the rate is zero.
What the calculator leaves out
The calculator does not know what your plan costs: you enter the figures. It ignores the risk of late completion, exchange-rate differences when payments are in foreign currency, and the fact that until the right is registered the flat is not yours on paper, so the rate is the price of money and not an assessment of all risks.

Frequently asked questions
What installment markup is normal in Georgia?
There is no public statistic: agencies talk of a “low rate” but give no number. The reliable way is to ask for the cash price and the installment price and enter both here.
What down payment is usually asked?
Agencies quote 20–30%, and some offers start from zero. There is no official data.
Will a bank give a mortgage after the installments?
Plans are often built for 2–3 years followed by refinancing with a bank, but the contract does not oblige the bank to lend the balance. The bank’s decision depends on your income at that moment.
