How Much Mortgage
The rate 2.60 is a rounded benchmark (National Bank on 16.10.2026: 2.5987). Enter the current one.
The National Bank limits (the “PTI and LTV Requirements” page, October 2026) are a ceiling; a bank may approve less. We found nothing on how a bank counts income earned abroad: ask the bank. The 2027 steps were announced on 30.09.2026 according to media reports; we have not seen a primary National Bank publication. More: mortgages in Georgia for foreigners.
How it is calculated
The PTI limit depends on income and currency: for a lari loan it is 25% of income below the income threshold and 50% from the threshold; for a foreign-currency loan with income in another currency it is 20% and 30%. The threshold is ₾1,500 a month today and is being widened. Income is converted to lari at the rate you enter.
The maximum payment is income times PTI minus payments on other loans. From it and the rate the maximum loan follows. The price is the loan plus your cash, capped by LTV (90% in lari, 70% in foreign currency).
What the calculator leaves out
A bank also looks at your credit history, employment and collateral, and the valuation of the flat may be below the price. The rules on loan currency (since 1.07.2026 loans up to ₾1,000,000 are issued in lari, with exceptions for non-residents) are up to the bank; the calculator does not apply them. Purchase costs are not in the price: purchase costs calculator.

Frequently asked questions
What are PTI and LTV?
PTI is the maximum share of net monthly income that can go to all loan payments. LTV is the maximum share of the loan in the market value of the collateral.
Do these limits apply to a non-resident?
The National Bank’s limits apply to banks when they lend. How a bank counts foreign income is not visible in public sources, and a bank’s own rules may be stricter than the limits.
Why does the calculator have three sets of rules?
The National Bank announced that the income threshold up to which the 25% ceiling applies will be widened: to ₾2,000 from 1 February 2027 and to ₾2,500 from 1 September 2027. You can check how that changes your limit.
