Residency Through Property
The rate 2.60 is a rounded benchmark (National Bank on 16.10.2026: 2.5987). Enter the current one.
Threshold: market value more than $150,000 in lari equivalent; exactly $150,000 is not enough. The law text names no conversion rate or date. Several properties: law firms say the values add up, but the law and the SDA page do not confirm it, so one property above the threshold is safer. SDA fee: ₾300 / 450 / 600 for 30 / 20 / 10 days; the cost of the resident card is not confirmed. More: Georgia residency for $150,000.
How it is calculated
The calculator converts the appraisal to dollars at the rate you enter and compares it with the $150,000 threshold. If the appraisal is higher it shows the margin, otherwise the shortfall.
The SDA fee depends on processing time: ₾300 for 30 calendar days, ₾450 for 20, ₾600 for 10.
What the calculator leaves out
The calculator tests only the amount. Also needed are ownership (a preliminary contract does not count), an appraisal from an organisation accredited by the Accreditation Centre, and the other documents. If the appraisal is below the purchase price, the threshold may not be met. Terms and procedure can change: check with the SDA before buying.
Data as of November 2026. This is a benchmark for comparing scenarios, not advice, a bank offer or a guarantee. All calculations run in your browser; nothing is sent to a server.
Frequently asked questions
Does the purchase price or the appraisal count?
The certified appraiser’s value. If it is below the price in the contract, the threshold may not be met, so order the appraisal before the deal.
Can several flats be added together?
Law firms say yes, but the law and the SDA page do not confirm it. One property with an appraisal above the threshold is safer.
Is a new appraisal needed at renewal?
No, as long as the property stays yours: the permit is renewed every year. Selling the property ends the basis for the permit.
