Mortgage Calculator
The calculator does not convert currencies: enter every amount in one currency and pick it for the label.
The 10% rate is a benchmark for the calculation, not a bank offer: for non-residents it depends on the bank, currency and income. Real rates and National Bank limits: mortgages in Georgia for foreigners.
How it is calculated
The payment uses the annuity formula: M = P · r / (1 − (1 + r)^(−n)), where P is the loan (price minus down payment), r is the monthly rate (annual rate divided by 12) and n is the number of months. All payments are equal; early on most of each payment is interest.
Total interest is all payments over the term minus the loan itself.
What the calculator leaves out
The result excludes arrangement fees, valuation and the insurance of the collateral and of your life, which banks charge separately, as well as floating rates and early repayment. A bank’s effective rate is therefore higher than the nominal one.
Data as of November 2026. This is a benchmark for comparing scenarios, not advice, a bank offer or a guarantee. All calculations run in your browser; nothing is sent to a server.
Frequently asked questions
Which rate should a foreigner enter?
Start with the 10% benchmark and then use the rate of a specific bank: lari and foreign-currency rates differ, and a bank may set its own rate for non-residents. Current limits and terms are in the guide to mortgages for foreigners.
Why does my bank’s payment differ from the result?
The bank adds insurance and fees and may count interest by the actual number of days. Ask for the payment schedule and compare it with this calculation.
Can I calculate in lari or euros?
Yes. Pick the currency in the list and enter every amount in it: the formula does not depend on the currency. The calculator does not convert exchange rates.
